LARVOTTO

Larvotto is the postcard of Monaco, a small seaside resort, with its beach, its hotels, its restaurants and its nightlife. Larvotto is undoubtedly one of the most popular districts of the Principality... The district includes an exhibition and congress center (Grimaldi Forum) and a performance hall (Le Sporting) and is home to some of the most beautiful residences . It will soon host the sea extension, called L'Anse du Portier (Mareterra), and its new marina. The district has even become prestigious after the complete renovation of the seaside part of Larvotto and now offers shops and restaurants open all year round. the year. Most apartments in this waterfront residential area are only available for rental, in luxury buildings like the Columbia Palace, Roccabella, Palais de la Plage. You may have to be on a waiting list for several years before finally finding an apartment in one of these buildings. Prime location, high standard services and finishes, proximity to beaches, restaurants and the Monte Carlo Casino and the Carré d'Or, Larvotto remains a privileged area where all Monegasques dream of living one day. Some residences offer apartments for sale, such as La Réserve, 21 Maison Princesse Grace de la Baie (Bay House), currently being finished.

According to the statistical institute, it is in this area that the price per m² is the highest in the principality: in 2022 it is estimated at “more than 62,000 euros”. On the front line, near the sea, apartments for sale in only two buildings: Le 21 and La Réserve. The Reserve is undoubtedly the most popular building. A renovated apartment on the top floor can quickly cost €70,000 or, why not, €80,000 per m². Another apartment building for sale in Larvotto: Le 41, still Avenue Princesse Grace.

A few dozen meters away, the Mareterra project was also born. In the seaside extension, apartments were sold ready-made at prices ranging from 90,000 to 100,000 euros per m². And rumors are already circulating that the secondary sale would be around 120,000 or 130,000 euros per m². As for the villas sold under construction, we are talking about an amount of 100 million euros.

MARTERRA

Among the new developments, the Mareterra land reclamation project (pictured above) is arguably the most talked about. This environmentally friendly neighborhood in the Larvotto district includes 110 apartments, penthouses and townhouses with impeccable finishes as well as 10 villas, including six in the water. A marina will be able to accommodate around fifteen boats and will be surrounded by cute and chic shops and restaurants. The spaces will be ready to move in by 2025.

Special touches include swimming pools, a concierge, private parking and a gym in this collaboration from Renzo Piano Building Workshop and Valode & Pistre Architects.

Beautifully landscaped with plenty of green space, the development was created to bring nature to residents' front door with mature trees, native plants and flowers, insect hives, bird nests and lots shade to beat the heat on summer days.

The Anse du Portier section is a pedestrian-only area and connects the neighborhood to the Grimaldi Forum and Larvotto beach, while 600 meters of cycle paths will make getting around easier.

The ecological credibility of the development is off the charts, with 4,500 m2 of solar panels, rainwater harvesting systems that ensure half of the water collected will be recycled, and 80% of the cooling and heating will be provided by renewable energies. Strict building codes ensured the safety of marine flora and fauna, and artificial reefs were constructed so that any wildlife disturbed by construction could find a new home.

Bay House

Linking to the Testimonio II project, the Bay House development was built on the last large-scale land plot in the country. Stretching from Boulevard d'Italie to Avenue Princesse Grace, this striking complex overlooks Larvotto Beach and is expected to be delivered in 2024.

Comprised of 54 apartments and five villas ranging from three to six bedrooms, this venue was created for luxury living. Floor-to-ceiling windows and south-facing terraces offer stunning sea views and villas have their own rooftop terraces and swimming pools to sweeten the pot.

Developed by the Marzocco Group and VINCI Immobilier alongside architect Alexandre Giraldi, everything is incredibly well thought out.

High-quality finishes are combined with high-tech automatic environmental management systems, allowing owners and tenants to remotely control lights, umbrellas and air conditioning, and concierge benefits include housekeeping services , dry cleaning, valet and shuttle. On-site parking is also included.

The spa is ultra-luxurious and includes massage rooms, steam rooms and saunas, a hair and beauty salon and state-of-the-art Technogym gym equipment.
